Alexandria's Office-to-Residential Boom: Avalon at King Station Leasing Now
Alexandria, VA is witnessing a surge in office-to-residential conversions, with several projects underway amidst a challenging commercial real estate market. One such development, Avalon at King Station, is already leasing apartments after its transformation from a commercial building.
The Avalon at King Station project, located at 1101 King Street, offers 45 residential units following its conversion from an office building. The development includes four levels of underground parking with a total of 215 spaces, catering to various vehicle sizes. Mill Creek Residential Trust, a prominent US-based real estate development and management company, was the original investor and developer of this mixed-use project.
Other conversions are also in the pipeline. A five-story property at 601 Wythe Street and a 45-unit apartment building near the King St.-Old Town Metro station are among the proposed projects. Additionally, the office building at 2051 Jamieson Avenue is set to be converted, with plans to add four new stories and a mechanical penthouse, resulting in a 214,228 gross square foot building with 187 dwelling units. Ken Wire and Megan Rappolt of Wire Gill LLP represent Red Fox Development LLC, the applicant for this project.
These conversions, including Avalon at King Station, contribute to Alexandria's evolving urban landscape.
