Cost of Renting Apartments in La Condesa, Mexico, 2025: Determined Figures

Mexico City's real estate market shows significant variations across neighbourhoods, with popular and trendy areas like La Condesa commanding higher prices due to demand, amenities, and lifestyle appeal.

La Condesa, situated in the borough of Cuauhtémoc, has become a hub for both local and foreign residents, drawn by its association with a better quality of life, excellent location, and distinctive recreational activities. However, this popularity comes at a cost, as rental prices for apartments in La Condesa have noticeably increased and can reach over 100,000 pesos per month.

Recent investigations by content creators on TikTok, known as 'Peaches Morras', have exposed the exorbitant rental prices in La Condesa. They made anonymous phone calls to inquire about the rental cost of apartments and the conditions set by landlords. One apartment they contacted, spanning 210 square meters with three bedrooms, two bathrooms, a living room, a kitchen with patio, and a maid's room, was listed for 55,000 pesos per month.

In the investigated property website, rental prices in La Condesa range from 35,000 pesos to approximately 60,000 pesos per month. The man requiring the rental of the apartment mentioned a guarantee with the property, two deposits, and one month of rent in advance.

Other neighbourhoods in Mexico City offer more affordable options. Santa María la Ribera, for example, has an average rent of around 14,000 pesos per month, while Portales and Álamos in Benito Juárez range from 13,000 to 15,000 pesos per month. The general city-wide average for a decent apartment is around 23,000 pesos per month, but this depends greatly on location and property quality.

Key factors influencing rent in Mexico City include building amenities, proximity to public transport and safe, walkable neighbourhoods, and furnishing and utilities. Highly valued by renters, amenities such as elevators, security, and gyms can significantly impact rental prices.
