Covington's Transformative Riverfront Development
Covington, Kentucky, is set for a significant change with the redevelopment of the approximately 23-acre site previously occupied by the IRS Building. The project, led by the Silverman Group, is part of the Covington Central Riverfront (CCR) development and will see the construction of a large-scale residential and commercial mixed-use community [1].
The development includes the creation of 280 apartments, 7,700 square feet of commercial space, and a 133-space parking garage. Part of the financing for this $67.2 million project comes from a 20-year PILOT tax incentive agreement approved by Kenton County [1]. Two acres within the site, Blocks M and N, were purchased by CCR-MN Investment Partners for around $2.6 million in June 2024 [1].
There's also speculation that the site may be considered for the Commonwealth Center for Biomedical Excellence, a $125 million biomedical campus involving Northern Kentucky University and the University of Kentucky colleges, expected to be delivered by 2028 [3]. In addition to these developments, Northern Kentucky University's Chase Law School and the University of Kentucky Medical School are expected to have locations on the site [2]. Moreover, twelve townhouses are being built on the same site, with half already sold.
