Highline in Focus: Detailed Examination of the High Line

In the heart of West Chelsea, New York City, a distinctive new development called 'One High Line' is taking shape. Designed by the renowned Bjarke Ingels Group (BIG), this condominium project is set to redefine luxury living in the vibrant neighborhood.

## Design Elements

The architecture of One High Line is inspired by the waterfront setting and the character of the neighborhood, with two sculptural towers clad in travertine. The towers, designed to offer unobstructed views of the city and the Hudson River, twist in synchronization, reflecting the dynamic nature of their surroundings.

A defining element of the design is a perpendicular plane that slices through both towers, running from southwest to northeast, creating a clear division between the volumes. The facades of each tower have two corners carved away for additional separation between residential units. This strategic manipulation of form and mass is a response to New York City's zoning regulations, which dictated a podium height and two independent towers.

## Key Features

One High Line includes 236 condominium residences, offering a range of living options. The development boasts an array of luxurious amenities, including central air conditioning, concierge service, a doorman, elevators, an exercise room, a playroom, a 75-foot-long swimming pool, a fitness studio, steam rooms and saunas, a private treatment room, and recreational amenities such as a glass-enclosed double-height bridge lounge, a golf simulator, virtual gaming studio, and private dining spaces with a catering kitchen.

The podium of One High Line has been designed for continuous circulation, with independent, double-height bridge elements linking the podium volumes. A through-block street between 17th and 18th Streets provides access to the towers' residential lobbies, with a landscaped inner courtyard serving as a car drop-off point.

## Location and Development

Situated adjacent to The High Line, One High Line offers easy access to various amenities and transportation options. Developed by Witkoff and Access Industries, with interior design by a notable firm (though not specified in the provided sources), One High Line combines luxury living with thoughtful design elements that integrate seamlessly into the neighborhood's industrial heritage and contemporary architecture.

As the towers rise, their sloping facades open up, allowing light and air to penetrate the courtyard below. The development is set to house the five-star Faena Hotel, which will include a 17,000 square foot spa. The facade design is inspired by the punched windows of historic warehouses in the Meatpacking District and West Chelsea neighborhoods.

Bjarke Ingels, founder and creative director at BIG, stated that the sculptural form of One High Line is a direct response to the site's historic industrial heritage and contemporary architecture. The project also includes below-grade parking, a five-story commercial building, a multi-level retail space, and a public plaza along 10th Avenue.

One High Line is set to become a landmark in the Chelsea skyline, with its 36-story tower offering unique perspectives of the Hudson River and the city skyline from each residence.

Finance plays a significant role in the development of One High Line, as the project is backed by Witkoff and Access Industries, who have invested in creating a unique luxury real-estate opportunity that integrates with the industrial heritage of the West Chelsea neighborhood.

Investors can also benefit from the promising returns that the exclusive condominiums at One High Line offer, in addition to the long-term appreciation potential of this prime Manhattan location, known for its vibrant environment and easy access to various amenities and transportation options.
