Housing development underway on Fischerhüttenstrasse, Zehlendorf, with 260 new dwellings being constructed
In the heart of Berlin-Steglitz-Zehlendorf, a significant residential project is underway, bringing together HOWOGE and Pandion AG to create a vibrant new community. The development, located between Fischerhüttenstraße and Sven-Hedin-Straße, not far from Mexikoplatz, will see the construction of a total of 259 apartments.
Originally, HOWOGE had planned to build residential buildings higher, but this proposal was rejected by the urban planning committee of the Steglitz-Zehlitz-Zehlendorf district. As a result, the overall project has been scaled down.
Pandion AG's contribution to the project includes two gatehouses with 18 apartments, three apartment buildings with 90 owner-occupied apartments, a building row with 16 terraced houses, an arch house with five apartments, and 126 parking spaces. On the other hand, HOWOGE will be responsible for building 130 apartments, 126 of which will be offered at 50% for entry-level rents starting at 6.60 euros per square meter. This move aims to create an affordable rental housing offer in one of Berlin's most expensive residential areas.
The apartments will be built on the site of the former district nursery, and a kindergarten is planned to be constructed in modular wooden construction, providing space for around 50 children. The residential buildings will have a relatively low building height to harmoniously blend into the existing surroundings.
Construction of the project is scheduled to begin in 2021 and be completed by 2025. Mosaik Berlin, alongside the state of Berlin, will take over the realization of the housing project at Fischerhüttenstraße.
Other major construction projects in the Steglitz-Zehlendorf district in the coming years include the construction of modular school buildings and a biodiversity research building in Dahlem. Notably, the Zehlendorf town hall is scheduled for extensive modernization and expansion.
Both HOWOGE and Pandion AG have a history of collaborating with the Land Berlin on various construction projects. HOWOGE is involved in initiatives such as the construction of affordable apartments at Rummelsburger Bucht, the new construction of a high school on Weddinger Schulstraße, and the construction of "Q218" in Lichtenberg. Meanwhile, Pandion AG is involved in projects like "Pandion Midtown" in Friedrichshain and the planning of "Ostkreuz Campus" in Rudolfkiez, also in Friedrichshain.
The residential project in Zehlendorf is a joint effort between HOWOGE and Pandion AG, with Pandion taking over responsibility after the ABG Real Estate Group. This collaboration marks an exciting step towards providing more affordable housing options in one of Berlin's most sought-after districts.
