Landshut's Rebound in Real Estate and Terrain Recovery
The 2024 real estate and property market report for Landkreis Landshut, published by the Bodenrichtwerte system or related realtors, provides valuable insights into the county's market. The report, presented by Peter Dreier, indicates a recovery in Landshut County's property market following the declining numbers of 2023.
The report evaluates all property and real estate transactions in the county, including building land, agricultural and forestry land, residential properties, and apartment ownership. The evaluations are based on the purchase price collection maintained by the office of the expert committee, which records all notarial property and real estate transactions in Landshut County.
The turnover in money terms for 2024 real estate sales increased by almost a third to 468 million euros. Both the number of sales and the turnover in money terms are increasing in the market for new and existing apartments. The report shows a significant increase in the sale of new apartments in 2024, with twice the number of sales compared to 2023.
However, the report reveals a slight decrease in prices for agricultural and forestry land throughout the county. The price for single and two-family houses has remained stable in 2024, with an average of around 3,500 euros per square meter of living space paid. The square meter price for residential building land is rising again in 2024, although it is still below the 2022 peak, with an average of around 300 euros per square meter paid for individual residential building land.
The number of completed purchase agreements in 2024 increased by 17% compared to the previous year, with a total of 1,245 properties sold. The number of fully developed building plots for single and two-family houses has reached another record low in 2024.
The report includes index series for selected sub-markets, providing a comprehensive analysis of the market's trends.
