Bremen’s eastern suburbs are witnessing a growing interest in cooperative housing projects as part of sustainable urban development initiatives. These projects promote community living, shared resources, and affordability, often employing ecological construction methods.

A Timeline of Events Leading to the "Hallo Sorgenfrei" Plot

The surge in housing demand in Bremen’s eastern districts in the early 2010s prompted local authorities and cooperatives to explore new development models. In the mid-2010s, several cooperative housing projects were initiated to provide affordable, community-oriented living spaces. These involved participatory planning with future residents influencing design and amenities.

In the late 2010s, the "Hallo Sorgenfrei" plot was identified as a key site for a cooperative housing development opportunity due to its location, size, and potential for sustainable infrastructure. In 2020, formal planning and community consultations began for the "Hallo Sorgenfrei" cooperative housing project, with goals including energy-efficient buildings, shared green spaces, and integration with public transport.

Future Plans for the "Hallo Sorgenfrei" Plot

The "Hallo Sorgenfrei" project is set to reach significant milestones in the coming years. Architectural designs and regulatory approvals are expected to be finalised by 2024-2025, with a focus on maximising affordable housing units and environmentally-friendly technologies like solar panels and rainwater harvesting.

Construction is planned to start in 2026, prioritising local contractors and sustainable materials to minimise the ecological footprint. Completion and occupancy are expected in 2027-2028, with residents forming a cooperative association to manage the property collectively, emphasising community events and shared facilities like workshops, gardens, and common rooms.

A Model for Future Developments

The "Hallo Sorgenfrei" cooperative housing project aims to serve as a model for future developments in Bremen’s suburbs, balancing affordability, sustainability, and community cohesion. The nearby Louise-Aston-Park and the former Pathology Building are located in close proximity to "Hallo Sorgenfrei".

The last remaining apartments in the "Frida" cooperative's building on "Hallo Sorgenfrei" are expected to be allocated soon, with the cooperative planning to move into their new building on "Hallo Sorgenfrei" in 2026. The "Frida" cooperative, consisting of 35 people aged between 47 and 81, aims to live communally, as ecologically and solidarity-based as possible.

The potential for residential units to be developed through and by communal building and living actors in Bremen is at least 160 units in the coming years. All remaining cooperative plots will be offered in the second half of 2025, and the development of the entire Hulsberg area is expected to be completed by the end of the 2020s/beginning of the 2030s.

Senator for Urban Development Özlem Ünsal has praised the cooperative "Frida", stating that they are "regional beacons of the hour" in a time when classic project development faces challenges in developing economically sustainable projects. GEG Managing Director Florian Kommer encourages all interested Bremers to form groups, network with other cooperatives like "Karls", "Fidas", "Lankes" through the network 'Wohnprojekte e. V.', learn about cooperative housing projects, and be prepared for the Hulsberg plots to be brought onto the market next year.
