The study, involving 310 residents aged 20-55 who purchased an apartment on the primary market within the last three years or plan to do so in the next three years, revealed that 15% of respondents mentioned the "Academic" district without prompting, while 56% acknowledged its appeal upon questioning.
The district's high recognition level among all residential clusters is underpinned by the population's satisfaction and well-established local identity, evidenced by repeat transactions within the district, which account for 25% of all transactions. Additionally, 45% of respondents indicated that a developer's involvement in projects in the "Academic" district is a positive signal that contributes to trust.
The study also shed light on the demand shift towards completed housing with finishes, with 57% of those planning to buy preferring houses in the final stages or already completed. The most sought-after sizes are apartments ranging from 35 to 74 square meters, with "Euro-two-room" and classic two-room apartments being the most popular formats. Approximately 82% of buyers secure funding from borrowed sources, primarily through family or standard mortgages.
One of the driving forces behind the district's popularity is its planned community development, the "Academic" project for comprehensive territory development, implemented by AO SZ "RSG-Academic" since 2007. The project granted the status of a separate administrative district of the city of Yekaterinburg in 2021.
