Sochi Housing Prices Surge 6% in a Year, Mirroring Regional Trend

The average cost of secondary housing in Sochi has risen by 6% over the past year, reaching 324,400 rubles per square meter. This increase follows a trend observed in other cities across the Krasnodar region.

In Sochi, the average price per square meter increased from 307,000 rubles in September 2024 to 324,400 rubles in September 2025. Similarly, in Maykop, the average price per square meter rose from 106,700 rubles to 118,700 rubles over the same period. Krasnodar also saw an increase, with the average price per square meter climbing from 137,700 rubles to 144,300 rubles. The average cost of secondary housing in Krasnodar has increased by 5% over the past year, reaching 144,000 rubles per square meter. In Maykop, the increase was even more significant, with a 11% rise to 118,700 rubles per square meter.
